Bulk Operative – Help Keep Our Estates Clean, Safe and Well‑Maintained

Are you practical, proactive and take pride in keeping communal areas clean and welcoming? As a Bulk Operative at Peabody, you’ll provide essential support to our caretaking and gardening teams, helping ensure estates and blocks are kept clean, tidy and free from bulk waste, litter and graffiti.

This is a physically active, hands‑on role where your work will have a clear and positive impact on residents’ daily lives. You’ll work across a designated patch, supporting estate cleanliness, safety and regulatory requirements.

What you’ll do

  • Keep Peabody estates and communal areas clean, tidy and free from litter, graffiti and fly‑tipping
  • Work with caretaking and gardening teams to remove bulk refuse from communal areas, including disposal and tipping records
  • Remove TORT items from communal areas in partnership with managers
  • Deliver periodic and specialist cleaning tasks such as hard‑floor care, window, chute and prestige cleaning
  • Provide cover for non‑skilled emergency lighting and fire alarm testing within your patch
  • Operate and maintain manual and powered tools, plant and equipment safely
  • Report defects, vandalism, repairs, tree‑pruning needs and graffiti to the appropriate colleague
  • Carry out safety and security checks, reporting hazards promptly
  • Record completed works and materials used accurately
  • Provide holiday and sickness cover to support service delivery

What you’ll need

  • Commitment to delivering first‑class estate cleanliness
  • Physical ability to carry out strenuous manual work in all weather conditions
  • Ability to organise your workload with minimal supervision
  • Willingness to achieve cleaning industry competencies (e.g. BICS LTP)
  • Self‑motivation, flexibility and a proactive approach
  • Ability to work as part of a team and understand the wider impact of your role
  • Excellent customer service and communication skills
  • Good literacy and basic numeracy skills
  • Basic understanding of Health & Safety in estate services
  • A full, valid UK driving licence

This role is physically demanding and involves outdoor working in all weather conditions. You must be comfortable undertaking manual tasks and supporting estate services across a designated area. This role requires a Basic DBS check.
