Title: Empty Homes Caretaker x2

Contract Type: FTC until July 2026 – Full Time – 35 hours per week

Salary: £25,275 per annum to £27,390 per annum (London weighted salary) dependant on experience.

Reporting Office: London Stratford

Persona: Mobile – North London or South London

Working Pattern: Monday – Friday (You will be required to work outside of normal work hours, including occasional evenings or weekend to meet service needs.

Join our Empty Homes Team at L&Q:

You will report to the Empty Homes Manager in the Empty Homes Team, being part of the Empty Homes Team means making a real difference every day. You’ll help bring unused homes back into service, improve neighbourhoods, and support families in urgent need of housing. It’s a fast paced, hands on role where no 2 days are the same- and you will see the impact of your work immediately. If you like variety, responsibility, and being part of a team that truly matters, this Is the role for you.

This role takes ownership of the operational compliance in relation to legionella. The role also encompasses the needs of the operational team in terms of key delivery and access into empty homes. Always ensuring the Group values are evidenced whilst delivering a consistent, reliable, repeatable service.

The current water safety policy is to flush water systems on empty homes every 2 weeks. This task is currently shared across housing management and lettings.

Your impact in the role:

  • Carry out water flushing daily, to prevent Legionella (run taps, shower, flush toilets). Update records accordingly.
  • Install, reset, recycle key safes as required.
  • Collect keys for void properties.
  • Conduct internal/external inspections of empty properties.
  • Report any issues- vandalism, security breaches or squatting.
  • Check and maintain property security- ensure windows and doors are locked, alarms
  • Check and report leaks, damp or structural damage.
  • Undertake minor caretaking tasks
  • Report refuse, fly tipping or dumped items at an Empty Home.
  • Undertake ad hoc caretaking tasks

Working closely with the Empty Homes Manager, Voids team Lettings and Rehousing to ensure properties are turned around efficiently and safely. You will also liaise with neighbourhood housing leads and occasionally residents when collecting key across teams is essential.

Building strong, professional relationships across teams is essential to ensure smooth coordination, timely reporting and the safe return of properties into use. Ensuring our properties are safe, secure and ready for turnaround without delay and carrying out H&S checks- legionella flushing and reporting issues promptly, you will help to reduce void times and improve standards.

Your responsive attention to detail and support contribute directly to speeding up the re let process- bringing homes back into use efficiently- helping the team hit key performance targets.

What you'll bring:

  • Demonstrable knowledge of COSHH and H&S practice awareness
  • Experience working in a team environment that delivers to targets, with the ability to also use own initiative
  • Strong collaboration capabilities to respond and support the Caretaking, Estate Management and Housing Team's to deliver day to day activities.
  • Ability to use basic hand and power tools to carry out minor communal repairs/decoration
  • Confidence lone working with an understanding of risks and methods for keeping safe
  • Good written and verbal communication over a variety of channels
  • Knowledge of Adult and Children Safeguarding principles and types of abuse
  • Strong collaboration capabilities to respond and support the Caretaking, Estate Management and Housing Team's to deliver day to day activities
  • Relevant practical experience of delivering excellent Customer Service in frontline face to face environment
  • Full Manual UK Driving Licence – essential (Manual Fleet vehicle to be provided)
