Contract: 12-month Fixed Term Contract

Hours: Full-Time, 37.5 hours per week

Salary: £59,042 to £65,225 per annum depending on experience

Grade: 10

Reporting Office: Stratford, London

Persona: 20% - 40% of contractual hours to be worked from reporting office/working location (hybrid working)

As a New Business Manager, you will play a leading role in sourcing, appraising, and bidding for land, managing a portfolio of projects, and driving strategies that achieve future business growth.

  • Are you confident negotiating deals, influencing stakeholders, and delivering successful projects from inception to completion?

Your Impact in the Role:

  • Portfolio & Strategy Management: Source, appraise, and bid for new business opportunities. Secure land acquisitions that maximise returns and minimise subsidy requirements, contributing to L&Q’s growth strategy.
  • Project Oversight: Deliver a pipeline of schemes, ensuring effective financial appraisal, cash flow management, risk mitigation, and accurate forecasting of key milestones.
  • Internal Collaboration: Work closely with colleagues across L&Q, engaging stakeholders through the project team process. Liaise with Design & Technical teams during due diligence and commission reports to manage risk.
  • External Stakeholder Engagement: Develop and maintain strong relationships with landowners, agents, house builders, local authorities, and planning bodies. Represent L&Q in external forums and positively promote the Group.
  • Financial & Compliance Management: Control budgets for schemes within your portfolio, ensuring spend aligns with business plans. Adhere to health and safety, governance, and regulatory requirements.

What you'll bring:

  • Industry Expertise: Proven experience in land transactions, deal structures, residential development, and investment processes.
  • Commercial & Financial Acumen: Strong skills in financial modelling, risk management, and budget control.
  • Negotiation & Influencing Skills: Ability to secure deals and build relationships with key stakeholders at senior levels.
  • Project Management Skills: Highly developed organisational and planning capabilities, with the ability to manage multiple projects and meet deadlines.
  • Communication & Presentation Skills: Excellent written and verbal communication, with strong networking and stakeholder engagement abilities.
  • Technical Proficiency: Competency in MS Office and familiarity with planning/development control systems.
  • Professional Qualifications: Membership of RICS, RTPI, RIBA, CIOB or equivalent, or relevant experience
