Salary: £37,451 per annum to £41,045 per annum (London weighted salary) dependant on experience

Reporting Office: London, Stratford

Working Location: West Ham Lane,Stratford

Persona: Agile: 20% - 40% of contractual hours to be worked from reporting office/working location (hybrid working

Working Pattern: Monday - Friday 9-5

We're looking for an experienced and ambitious PropertyManager to join our high-performing Intermediate Market Rent (IMR) team. Thisis an opportunity to manage a diverse portfolio of homes across London whiledelivering outstanding customer experiences and contributing to the success ofone of the UK's leading housing providers.

At L&Q, our Intermediate Market Rent (IMR) portfolioprovides high-quality homes at rents below local market levels, helpingcustomers access well-managed, affordable housing in areas where market rentsmay otherwise be out of reach.With homes located across London our IMR portfolio playsan important role in providing professionally managed, affordable housing forcustomers who may otherwise be priced out of the local rental market.In this role, you will play a key part in deliveringexcellent customer outcomes, protecting asset performance and supporting thecontinued growth of L&Q's IMR portfolio.

As a Property Manager, you will take ownership of aportfolio of homes, ensuring residents receive an exceptional customerexperience throughout their tenancy. You will work closely with residents,contractors, managing agents and internal teams to maximise occupancy, minimisevoids, support tenancy sustainment and maintain compliance across yourportfolio.No two days are the same. This is a varied and rewardingrole that requires strong relationship management skills, commercial awarenessand a proactive approach to problem solving. You'll be empowered to makedecisions, manage your own workload and positively influence outcomes for bothresidents and the business.You will join a high-performing and supportive team thatplays a crucial role in delivering one of L&Q's key private rentalproducts.

This role offers the opportunity to further develop your propertymanagement career within one of the UK's leading housing associations.Due to the geographical spread of our portfolio, regulartravel across London and the M25 region is required. Therefore, a full drivinglicence and access to a vehicle for business use are essential.

* You may be required to attend office-based trainingwhich may exceed the standard 1-2 days per week, until training hasbeen fully completed.

Your impact in the role including key responsibilities

  • Managing a portfolio of Intermediate Market Rent properties and delivering an excellent customer experience throughout the tenancy lifecycle.
  • Maximising rental income through effective tenancy management, rent reviews, tenancy renewals and resident retention activities.
  • Minimising void periods and supporting the efficient re-letting of properties.
  • Managing tenancy matters including inspections, tenancy audits, notices and tenancy changes in line with legal and organisational requirements.
  • Conducting occupancy checks and investigations to identify fraud, subletting and tenancy breaches.
  • Monitoring arrears cases and working with residents to support tenancy sustainment while protecting income collection performance.
  • Working collaboratively with internal teams, contractors and external partners to deliver high-quality property and resident services.
  • Ensuring portfolio compliance and maintaining accurate records across all relevant systems.
  • Managing customer enquiries and complaints through to successful resolution.
  • Supporting business objectives through the effective management and performance of the IMR portfolio.

What you'll bring:

  • Experience in residential property management, housing management or lettings within the private rented sector.
  • Strong knowledge of tenancy management, including Assured Shorthold Tenancies and associated legislation.
  • Experience of managing tenancy renewals, rent reviews and resident retention initiatives.
  • Excellent customer service and relationship management skills.
  • Experience of handling customer complaints and resolving complex issues.
  • Strong organisational skills with the ability to manage competing priorities and meet deadlines.
  • Commercial awareness and an understanding of occupancy, void management, rent collection and portfolio performance.
  • Excellent written and verbal communication skills.
  • Experience using Microsoft Office applications and CRM or housing management systems, including Microsoft Dynamics 365.
  • Understanding of legal processes relating to tenancy breaches, arrears and possession action.
  • A proactive, resilient and solution-focused approach to problem solving.
  • The ability to build effective relationships with a wide range of residents, colleagues and external stakeholders.
