The Voids Operative will be expected to complete specifications and carry out the vast majority of void works. The Voids Operative will be competent in a variety of trades including, but not limited to plumbing, carpentry, carpet laying, roofing, decorating and lock changing.  </p>\n<p>You shall work alongside the Voids Trainee to help with their progression with the aim of them becoming a Voids Operative through teaching, demonstrating and knowledge sharing as required.</p>\n<p>You will be responsible for the upkeep of the van stock and for ensuring purchases are coded correctly for regular review.</p>\n<p>In times of low void activity you will be required to complete general repair works orders on Hightown’s properties and communal areas.</p>\n<p><strong>Main responsibilities:</strong></p>\n<ul>\n<li>To inspect voids once they become available and complete works as quickly as possible, identifying works that can’t be completed at an early stage and advising the Voids Supervisor accordingly.</li>\n<li>To ensure detailed specifications are created and logged for every void attended and all related purchases are logged in a timely manner.</li>\n<li>To work alongside the Clean & Clear Operatives so that they can remove/store/discard items in voids in line with the organisations policies and procedures as appropriate in a timely manner.</li>\n<li>Identify where properties have been damaged due to neglect or malicious intent taking photographic evidence as necessary. In these circumstances it is essential to ensure that repairs/void works are recharged and that housing management staff are made aware of the situation in order to take appropriate action.</li>\n<li>To undertake stock condition surveys to ensure that all Hightown’s properties are inspected regularly.</li>\n<li>To exercise financial control and ensure that invoices are processed and passed for payment in accordance with financial regulations.</li>\n<li>To pre-inspect works to effectively investigate, identify and diagnose building defects and produce solutions by actioning/completing remedial repairs and maintenance works.</li>\n</ul>\n<p><strong>It is essential that you hold a full UK driving licence.</strong></p>\n<p><strong>Additionally, the successful candidate will share our core values…</strong></p>\n<p>At Hightown we ensure our workplace values are at the heart of everything we do. Voids Operative
