An exciting opportunity has arisen for a Property Surveyor within the Direct Maintenance team in Manchester. Reporting to the Repairs Manager, the main responsibilities of the role are:
- To carry out detailed property inspections to all types of domestic properties across all contract areas, including complex repairs issues, Damp & Mould reviews
- To carry out pre & post-property inspections to all void and tenanted properties across all contract areas
- To produce accurate reports, work orders and specifications using Nat Fed SOR’s
- To monitors sub-contractor works for quality VFM and customer satisfaction.
- To be fully aware of and to carry out the role in line with the organisations complaints policy and procedures.
- To manage budgets in line with budget constraints and variations
- To document the necessary photographic evidence as and when required on repairs and void recharges, disrepair claims, insurance claims etc.
- To deal with loss adjusters and insurance work relating to fire, flood, damage and theft.
- Inspections/site visits related to Complaints, Councillor, MP enquires through to resolution.
- Supporting the Management of Disrepair claims through site inspections/reports
You will have a wide range of specialist skills including property surveying, both internal and external and a good understanding of construction and building methods gained by previous experience in a similar role.
Health and safety is of paramount importance in this role and we expect our Surveyors to be able to demonstrate a good knowledge of Health and Safety and compliance at all times.
The Direct Maintenance Surveyors will have a knowledge of contract and housing law and will have ideally worked for Housing Associations or Local Authorities.
A large part of this role will involve carrying out inspections on L&Q properties, then providing technical advice to the team and managing complex projects including liaising with residents and contractors, and other third parties as necessary. Candidates will have had extensive experience in carrying out specifications of jobs and will be confident in providing costings and recommendations. You will be able to produce condition reports.
