About the Role

As Property Services Manager, you will oversee the management, maintenance and development of our owned and leased residential properties, ensuring they are safe, efficient, well-maintained and genuinely meet the needs of our community.
You’ll lead the Property Services Team, including Housing Management, Income Recovery and Operational staff, to deliver a customer-focused service that meets legal requirements and drives up housing standards. We’re looking for an experienced housing professional who can lead confidently and collaborate effectively. You’ll be proactive, strategic and able to deliver at pace. You’ll bring:

<li>Strong knowledge of housing asset management, HHSRS, decent homes standards and contract procurement</li>

<h2>About the role</h2>As a Damp Technician, your primary duties will include conducting thorough inspections to determine the root causes of damp and mould, recommending effective remedial solutions, and carrying out treatments to eliminate mould and prevent recurrence. You must be confident using digital IT software’s to write reports that can be shared with residents as well as carry out stock condition surveys.Principal accountabilities<ol>
<li>Attend tenanted properties to thoroughly assess and identify causes of damp and mould attributed to rising damp, penetrating damp, condensation, or other factors using knowledge and experience.</li>
<li>Responsible for preparing accurate reports detailing defects found and generating specifications for remedial measures required to resolve the causes of damp and mould and repair any damage caused.</li>
<li>Carry out thorough washdown and cleaning treatments whilst on site to mitigate immediate health risk for tenants in situ.</li>
<li>Responsible for advising tenants on environmental factors that contribute to excess moisture production and advise on changes to reduce the risk of condensation/mould.</li>
<li>Survey for presence or lack of methods of ventilation (or lack thereof) and specify any upgrades or new installations required.</li>
<li>Identify high risk situations and vulnerabilities, recommending and supporting decants if unavoidable through the implementation of reasonable and appropriate mitigation strategies.</li>
<li>Clearly communicate details with office staff to ensure appropriate works are raised with the suitable urgency.</li>
<li>Responsible for maintaining accurate records of inspections, findings, treatments, and follow-up actions.</li>
<li>Ensure compliance and adherence to H&amp;S regulations, BHCC standard operating procedures, BHCC values and quality assurance. Adhere to COSHH (Control of Substances Hazardous to Health) and ensure diligent and proper use of provided PPE, especially when using substances identified under COSHH. Attend and actively participate in all meetings and training sessions (including Tool Box Talks) as required.</li>
<li>Providing a positive customer experience including but not limited to adopting a professional, helpful approach with service users and all other internal and external customers, exhibiting a professional appearance and attitude, displaying BHCC ID badges when attending to works, maintaining condition of vehicles, driving and parking courteously.</li>
<li>Process all activities electronically or manually as required. This includes but is not limited to completing risk assessments, worksheets, timesheets, photographic evidence of works before/during and after, van stock replenishment, booking of annual leave, vehicle inspections and writing reports on works required or completed as necessary. &nbsp;</li>
<li>Utilise and maintain existing van stock or collect materials, as and when required, to meet works order requirements, in accordance with standard operating procedures.</li>

<h2>About the role</h2><h3>You will carry out high-standard electrical&nbsp;upgrades and testing both in our&nbsp;residents’ homes and in communal areas. Delivering high customer service and meeting all safety, quality and cost control standards.</h3>You will mainly be working in occupied properties within the Brighton and Hove area either on your own or in a small team. The key tasks will be:<ul>
<li>Upgrading electrical installations in both communal and domestic settings&nbsp;to ensure they meet the requirements of the Wiring Regulations</li>
<li>Testing electrical installations in both communal and domestic settings producing certification as necessary (including EIC's, EICRs etc.)</li>
<li>Detecting, locating and diagnosing faults&nbsp;</li>
<li>Rewiring circuits or full installations as necessary</li>
<li>Working with asbestos (you will be fully trained and equipped&nbsp;to work on non notifiable non licenced asbestos)</li>
<li>Installing full smoke detection and gateway system</li>
<li>Producing Smoke Detection certification</li>
