Located on the Lancashire coast, with Preston, Blackpool and the Lake District nearby, Wyre is an area of great contrast and includes urban areas, seaside resorts, a marina, traditional market towns and picturesque villages within an extensive rural area that includes part of the Forest of Bowland, an Area of Outstanding Natural Beauty. Such a diverse area presents an interesting and challenging mix of urban and rural planning and regeneration issues particularly when it comes to empty and affordable homes.
We are looking to recruit a full time Empty and Affordable Homes Officer to join our Planning Policy team. The successful candidate will provide support to the Affordable Housing Delivery Officer in monitoring affordable housing and bringing new delivery forward, as well as being the main point of contact for identifying and addressing empty homes, by supporting owners to bring them back in to use and even converting them into affordable housing where possible.
Ideally with knowledge and experience of dealing with empty homes and/or affordable housing, you will be a confident and effective communicator and use your skills to engage with empty homeowners, other departments within the Council and members of the public. With previous experience of delivering high performance standards, you will have a clear understanding of the relationship between corporate priorities and the delivery of a high-quality service to our customers.

Empty and Affordable Housing Officer

As an Independent Living Officer you will be responsible for the day to day running of a City Council Independent Living scheme, for this role the scheme is at Ripley Court and is a CAT2 scheme , which incorporates 36 flats self-contained flats, communal laundry, communal lounges and gardens.
You will be the key point of contact for tenants providing support and guidance on a wide range of housing and health/social related concerns both from the office on site and in tenants homes.
Your role will also include offering advice and guidance, acting in the best interests of Lancaster City Council and ensuring our tenants feel heard, valued, and supported throughout the process.
You will provide a housing management service for the tenants and support them to sustain their tenancies as required.
You must be capable of demonstrating a sincere commitment to the support of older adults, possess exceptional organisational skills, be customer focused and have good social skills.
You must have a calm, patient disposition with the ability to respond quickly and efficiently in an emergency situation, whilst under pressure.
An understanding of community care and the ability to deal with any situation, as and when it arises, in an efficient and effective way, is essential.
The Independent Living team is a large, dispersed team, when required, you will be expected to provide cover for any of our other Lancaster City Council independent living schemes within the area.
The successful candidate will demonstrate a commitment to always delivering outstanding customer service, a high level of attention to detail, excellent record keeping and proven ability to manage workload whist being a lone worker and work well in a dispersed team.

We are looking to recruit a Housing Technician to work in the Housing Standards Team to promote good quality housing with high standards of housing management in the private rented sector. With the implementation of new legislation, we are keen to engage with, and build strong working relationships with private landlords, letting and managing agents, and tenants to ensure standards are maintained and improved.
This role requires the post holder to be involved in the delivery of effective regulation across the full scope of the housing standards team, including the management of a personal caseload and the provision of professional advice in line with relevant legislation, statutory guidance, technical standards, and codes of practice. The post holder will be expected to investigate&nbsp; complaints and conduct property inspections so knowledge of building construction and disrepair is required as well as an understanding of carrying out risk assessments.&nbsp;
The post holder will be expected to manage a busy caseload and take decisions on prioritisation of work and determination of risk/harm. Making decisions on appropriate regulatory action is a key part of the role, including service of legal notices, issuing civil penalties, taking statements, producing reports and maintaining up to date and accurate case file/files for legal proceedings as and when required.
This is a full time temporary role for a two year period, working 37 hours Monday to Friday and is based at Morecambe Town Hall.

The Role
An opportunity has arisen for the role of Responsive Repairs Manager within the Repairs and Maintenance Service (RMS) based at the White Lund Depot, Morecambe. This exciting role will support our improvement journey to provide our tenants, leaseholders and stakeholders with a 1st class repairs and maintenance service.&nbsp;&nbsp;
We are seeking a suitably qualified and competent person who thrives on working in a challenging, and performance driven culture. You must enjoy working collaboratively with colleagues within RMS, Council Housing Neighbourhood Service and our Property, Asset &amp; Compliance team.&nbsp;&nbsp;&nbsp;&nbsp;
The successful candidate will be responsible for delivering the day-to-day repairs and maintenance service. This will include operational management of various trade and support team members, risk management/health &amp; safety and overall performance management (team members and service specific KPIs).
You will be working collaboratively with other RMS managers to ensure resources are available to deal with various workloads relating to damp/mould, disrepair and minor disabled adaptations.&nbsp; You will be working with our tenant groups/representatives and being used to scrutiny to improve overall service delivery.
In addition to the above you will play a key role in the transitions of the current service delivery model as it moves from being less responsive and a more planned approach to undertaking repair works
To undertake this role successfully it is essential that you have customer 1st skills and the drive to deliver a high performing repairs and maintenance service. The successful candidate must be able to evidence the requirements detailed in the person specification.
A full current UK driving licence is essential. As a result, you will be required to sign up to the authorised external DVLA driving licence validation organisation that we use to manage and monitor our employees driving licence data. Reasonable adjustments can be made for those who are unable to drive due to a disability.
This post is permanent. The hours of work for this position are 37 per week, working Monday to Friday. This post is based at White Lund Depot.
