The Role
An exciting opportunity has arisen for an individual to join the Repairs and Maintenance Service of Council Housing as an Estate Steward/Labourer. The successful candidate will undertake general tasks within the Council Housing stock (typically empty dwellings/voids) and the surrounding external areas. You will be required to undertake a range of tasks within void and occupied properties providing a cleaning, decorating and gardening service.
You must be able to work on your own initiative with minimum supervision and meet our high standards for quality completed works and high customer satisfaction.&nbsp; With experience of the Health and Safety at Work Act, you will ensure safe working practises are always adhered to.&nbsp;
The role will involve undertaking both internal and external works that will be carried out in a range of weather conditions. You will at times be working within empty properties and returning them to the Council Lettable Standard. You will be also required to work throughout the district when required and must be flexible in your approach to meet the demands of the service.
This post is permanent. The working hours for this post are 25.5 hours per week working Monday to Wednesday, 7:30am to 4.30pm. You will be based at White Lund Depot, Morecambe.&nbsp;
A full current UK driving licence is essential, as the post holder will be required to move between properties and travel to different locations as required.
To drive a Council provided vehicle you will be required to sign up to the authorised external DVLA driving licence validation organisation that we use to manage and monitor our employees driving licence data.
You may be required to undertake Standby duties to cover out of hours work. &nbsp;

The Role 
An opportunity has arisen for the role of Voids/Empty Homes Manager within the Repairs and Maintenance Service (RMS) based at the White Lund Depot, Morecambe.
Following a restructure of the repairs and maintenance service this exciting role will support our improvement journey to provide our tenants, leaseholders and stakeholders with a 1st class repairs and maintenance service. &nbsp;&nbsp;
We are seeking a suitably qualified and competent person who thrives on working in a challenging, and performance driven culture. You must enjoy working collaboratively with colleagues within RMS, Council Housing Neighbourhood Service, Choice Based Lettings team and our Property, Asset &amp; Compliance team. &nbsp;&nbsp;&nbsp;&nbsp;
The successful candidate will be responsible for delivering a high performing voids repair service to Council Housing stock and acquired or temporary housing units. This will include operational management of various trade and support team members, risk management/health &amp; safety and overall performance management (team members and service specific KPIs).
You will have overall responsibility for undertaking a range of functions relating to the voids process including pre/post inspections ensuring all refurbished properties comply with the Lettable Standard, free from any hazards under the HHSRS including damp &amp; mould. You will be responsible for ensuring all targets relating to the void process are adhered to and as a member of the Voids Steering Group have an input into developing strategies to improve process/performance.&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;
In addition, you will be working collaboratively with other RMS managers to ensure resources are available to deal with various workloads relating to voids, supported moves, mutual exchanges and stock acquisitions. You will also be working with our tenant groups/representatives and being used to scrutiny to improve overall service delivery.
In addition to the above you will play a supporting role in the transition of the current service delivery model as it moves from being less responsive to a more planned approach to undertaking repair works.&nbsp;
To undertake this role successfully it is essential that you have customer 1st skills and the drive to deliver a high performing repairs and maintenance service.&nbsp; 
The successful candidate must be able to evidence the requirements detailed in the person specification.
Your normal working hours will be 37 per week, and flexi-time working applies to this role. You may also be required to support our response to emergency repair requests by being “on-call” for the Out of Hours emergency repair service..

The Role
As an Independent Living Officer you will be responsible for the day to day running of a City Council Independent Living scheme, consisting of approx. 36 properties, communal grounds, communal laundry, communal lounges.
You will be the key point of contact for tenants providing support and guidance on a wide range of housing and health/social related concerns both from the office on site and in tenants homes.
Your role will also include offering advice and guidance, acting in the best interests of Lancaster City Council and ensuring our tenants feel heard, valued, and supported throughout the process.
You will provide a housing management service for the tenants and support them to sustain their tenancies as required.&nbsp;You must be capable of demonstrating a sincere commitment to the support of older adults, possess exceptional organisational skills, be customer focused and have good social skills. You must have a calm, patient disposition with the ability to respond quickly and efficiently in an emergency situation, whilst under pressure.
An understanding of community care and the ability to deal with any situation, as and when it arises, in an efficient and effective way, is essential. The Independent Living team is a large, dispersed team, when required, you will be expected to provide cover for any of our other Lancaster City Council independent living schemes within the area.
The successful candidate will demonstrate a commitment to always delivering outstanding customer service, a high level of attention to detail, excellent record keeping and proven ability to manage workload whist being a lone worker and work well in a dispersed team.
