Job Introduction

Principal Surveyor (Estate Management)

Shape the Future of Northumberland's Property Portfolio

Northumberland County Council is seeking a Principal Surveyor (Estate Management) to lead high-profile property initiatives, drive strategic estate management, and help deliver ambitious regeneration and investment programmes that benefit communities across Northumberland.

This is a unique opportunity to work at a senior level, influencing how a substantial and diverse property portfolio is managed, developed and transformed to support economic growth, community outcomes and the Council's long-term strategic objectives.

Why Join Us?

At Northumberland County Council, you'll have the scale, complexity and variety of work rarely found elsewhere. From major regeneration schemes and strategic land acquisitions to commercial estate management and asset rationalisation, you'll play a central role in shaping the future of public assets across the county.

You'll join a forward-thinking Strategic Estates team where your expertise will directly influence investment decisions, service delivery and community outcomes.

The Role

As Principal Surveyor, you will lead on complex property transactions and provide expert strategic estate management across the Council's land and property assets. You will also manage and develop a team of surveying professionals, ensuring excellent service delivery and commercial performance.

Key responsibilities include:

  • Leading complex acquisitions, disposals, development transactions and community asset transfers.
  • Supporting the delivery of regeneration projects and major capital investment programmes.
  • Managing the Council's commercial property interests, including landlord responsibilities, lease management and rent reviews.
  • Driving capital receipt generation and maximising value from the Council's property portfolio.
  • Working collaboratively with senior officers, Members, partners and external stakeholders to deliver strategic outcomes.
About You

We're looking for a Chartered Surveyor with current membership of the RICS. You will be a commercially astute and influential property professional who combines technical expertise with strong leadership capability.

You will ideally have:

  • A degree-level qualification or equivalent professional experience.
  • Extensive experience managing complex property and estate matters within a large or similarly complex organisation.
  • A proven track record of delivering land acquisitions, disposals and regeneration-related property projects.
  • Experience leading technical teams and managing change successfully.
  • Strong commercial awareness, negotiation skills and the ability to influence at senior levels.
  • Excellent stakeholder management and partnership-building skills.

What We Offer

  • A senior leadership opportunity with significant strategic influence.
  • Diverse and challenging projects that deliver real benefits to local communities.
  • Hybrid working arrangements with flexibility to balance office, home and site-based work.
  • Professional development and career progression opportunities.
  • The chance to work in one of the UK's most stunning counties, helping shape its future asset and regeneration landscape.

This is more than an estate management role. It's an opportunity to use your professional expertise to influence investment, regeneration and public service outcomes across Northumberland.

If you're ready to take on a high-impact leadership role where you can leave a lasting legacy, we'd love to hear from you.
