About the role: This is a key role within Housing Property Services, managing a team of building surveyors and a portfolio of your own projects as part of delivering our annual planned works programme. The role offers real variety and involvement in a wide range of exciting projects. We manage circa 6000 stock of residential property, from Victorian terrace houses, through to high rise flats and modern care facilities. Through partnership working, with both the tenant and contractor, you will arrange and manage works from inception to completion to ensure a seamless approach is delivered. Our planned works programme has an annual budget of circa £14 million, with additional multi-million pound refurbishment projects. The projects variety include house extensions for less able tenants, whole house refurbishment, kitchen &amp; bathroom replacement, elemental renewal, external decorations, and repairs and zero net carbon installs. Your work will include feasibility, design, planning, procurement and full contract and project management of a portfolio of projects. About you: We need you to be able to demonstrate excellent communication skills and to have had prior experience of team management.&nbsp; You will need a proven background in the field of building surveying, building construction and project management and administration. We have an excellent opportunity available for a Building Surveyor to join our Property Management Team here at Wokingham Borough Council, on a Full-Time, Permanent basis.
As the Building Surveyor, you will manage the programme of property condition surveys and the delivery of capital building projects, ensuring building compliance with Health &amp; Safety and legislation requirements. This will include contributing to the provision of a professional Property Services technical advice service to both internal and external customers.
You will play a key role in establishing and managing the Corporate Landlord Model including internal negotiations and workings with services and maintain constructive relationships with consultants, contractors, Head Teachers and Site and Building Managers within our property portfolio.

Key responsibilities:
<ul>
<li>To manage the delivery of capital building projects on the Council's operational property portfolio, ensuring building compliance with Health &amp; Safety and legislation requirements.</li>
<li>Project manage and deliver small capital projects (up to circa £500,000 value) associated with the planned programme of works.</li>
<li>Ensure best practise is adopted by all contractors and consultants with respect to health &amp; safety legislation.</li>
<li>Update the central property management software system with programmed condition survey outcomes and planned works</li>
<li>Assist the Property Services Manager with the management of the Term Maintenance contract including checking the quality of workmanship and the associated costs are in line with the agreed contract rates.</li>
<li>Provide emergency support/advise and response to all our sites, which includes on site communications and resolution to resolve issues.</li>
</ul>
Candidate requirements:
<ul>
<li>Appropriate professional qualification (i.e. CIOB/RICS).</li>
<li>Working knowledge of Health &amp; Safety legislation.</li>
<li>BOHS – P405 Asbestos Management in Building and Fire Risk Assessment Training.</li>
<li>Working knowledge of CDM legislation and associated implementation of proposed works.</li>
