Our Homes business serves communities by providing trusted housing management solutions. We take a collaborative and commercially minded, yet socially principled approach across our portfolio of Affordable, Private Rented and Leasehold properties.
Work as part of a small team who are responsible for the day-to-day management of social housing stock. To provide the main surveying resource for the Asset Management Team, covering all aspects which relate to responsive repairs, voids, mutual exchanges, damp, mould and disrepair.
•Carry out Stock Condition Surveys as part of a five-year cyclical programme.
•Provide customers with a professional and friendly service that meet the agreed levels while managing resident expectations.
•Ensure Value for Money is achieved through effective management of contractors.
•To inspect building deficiencies and put forward proposals for remedial works, developing works specifications where necessary.
•Inspect the completed maintenance works carried out by contractors, ensuring it is executed in a timely manner and to an acceptable quality standard
•Inspect property damage in situations where insurance claims may follow
•Carry out inspections of upcoming void properties to identify any resident rechargeable repairs.
•Visit customers who are having problems with Damp and Mould, advising them of the best ways to deal with the issues.
•Provide expert opinions when customers have queries or complaints about the homes in which they live.
•Inspect property damage in situations where insurance claims may follow.
•Arrange appointments with customers for the undertaking of Stock Condition Surveys.
•Use a tablet device, linked to our Keystone database, to carry out Stock Condition Surveys in occupied dwellings and to the common parts of blocks of flats.
•Act as our main point of contact with regards to executing our responsibilities as they relate to the Party Wall Act 1996.
•Holds a qualification in Building Surveying or a construction related subject
•Has a CSCS card
•Experience of working for a Social Housing Provider or similar
•Computer literate, with excellent knowledge of Microsoft Office packages.
•Has current driving licence and use of own vehicle
•Excellent communication skills
