About the role

We are a stock retained authority with 8,300 general needs homes plus leasehold, hostels and sheltered housing schemes under our management. The stock is managed by our Crawley Homes division which was assessed by the Regulator of Social Housing in 2025 and awarded a C2 grading. This is the second highest grade a landlord can achieve, which is great news but means we have further improvements to make. We have produced a Provider Improvement Strategy following engagement with the Regulator and we are working diligently to deliver improvements within an 18 month period, including completing a full condition assessment of our stock by March 2026 to inform our Asset Strategy and future programmes of work.

In assessing our service, the Regulator of Social Housing said that “There is positive evidence of progress being made in some areas and we have assurance that there is strong organisational commitment to ensuring improved outcomes for tenants”.

As the Asset Manager, you will be responsible for leading and overseeing the following in relation to our housing stock:

  • stock condition surveys and the planned maintenance programme
  • decarbonisation and associated applications for grant funding
  • compliance, health and safety, and building safety
  • property adaptations
  • contract management

You will also have direct responsibility for identifying and driving forward service improvements, including those listed in our Provider Improvement Strategy, and so will need to have a strong track record of delivering service improvement. This is a great opportunity to shape services to ensure they are fit for purpose under the new regulatory environment. This will include working with our Policy and Engagement team to ensure the tenant voice is heard when deciding how to shape service delivery and policy.

We are looking for someone who has experience of managing and delivering large maintenance projects in a housing environment, including managing and liaising with contractors at a senior level. You will also need to be able to lead and motivate both yourself and others, be resilient, have a positive attitude and align with our core values and behaviours.

Additional information

  • full current UK driving licence, for which an essential car user allowance will be payable
  • satisfactory clearance of a basic disclosure and barring check (DBS) will be a condition of your employment
  • qualified to degree level (or equivalent)
  • professional qualification (RICS, CIOB, RIBA, or equivalent)
  • able to attend occasional evening and weekend meetings, including resident engagement events and Cabinet
  • out of hours on call service, approximately one week out of every five (standby payment applies in addition to the salary)
  • able to commit to obtaining further qualifications in line with the Conduct and Competency Standard
  • this is a politically restricted post for the purposes of the Local Government and Housing Act 1989. This postholder is therefore unable to take part in political activity as defined in current regulations published by the Secretary of State.
