Make a meaningful impact on residents’ homes, safety and wellbeing

We are looking for an experienced and highly organised Building Surveyor (Disrepair) to join our regional Repairs Team and lead the technical delivery of disrepair casework across our homes. This role is central to ensuring our residents receive a timely, high‑quality and customer‑focused service.

You will take ownership of legal disrepair cases from initial inspection through to completion, ensuring accurate diagnosis, robust evidence gathering, clear reporting and high‑quality contractor delivery. This is a hybrid role, requiring attendance at Islington Office every Monday, with a second administrative day based at a local hub within your region.

What you’ll do

  • Lead the end-to-end management of legal disrepair cases, ensuring compliance with the Housing Disrepair Protocol.
  • Visit resident properties to diagnose defects, gather evidence, take photographs, record access attempts, and fully document findings.
  • Produce accurate, high-quality reports and detailed schedules of work — turned around within one week of inspection.
  • Prepare specifications, cost estimates and technical documentation using the national Schedule of Rates.
  • Manage contractors to ensure quality, value for money, compliance with KPIs and timely delivery of works.
  • Carry out post-inspections and sign-off works, ensuring all remedial actions are completed to standard.
  • Maintain excellent customer communication and manage expectations throughout the investigation and repair process.
  • Provide technical advice to colleagues, partners and stakeholders, and support evidence requirements for legal proceedings.
  • Keep accurate case records, update systems, and demonstrate attempts made where access is denied.
  • Work collaboratively across operational teams to improve service delivery and outcomes for residents.

About you

You will be someone who is technically confident, organised and committed to delivering a high‑quality service for residents. You understand the pace and demands of legal disrepair work and can manage a complex caseload professionally and efficiently.

You must have

  • A Degree in Building Surveying, HND/HNC in a relevant subject, or extensive equivalent experience.
  • Professional membership or affiliation (RICS preferred).
  • Significant experience delivering legal disrepair cases within housing, ideally social housing.
  • Strong knowledge of building pathology, defect diagnosis and construction legislation.
  • Experience preparing clear, accurate, and persuasive technical reports, schedules of work and photographic evidence.
  • Ability to manage contractors, monitor on‑site works and ensure value for money.
  • Excellent organisational skills with the ability to work independently at pace and meet tight deadlines.
  • Strong verbal and written communication skills, especially when dealing with residents and stakeholders.
  • Experience carrying out post-inspections and identifying quality or compliance issues.
  • Ability to evidence attempts to gain property access and maintain accurate case records.

Hybrid Working Requirements

  • Mandatory attendance at Islington every Wednesday.
  • You may use a local hub within your region for your second administrative day.
  • Site visits will typically be completed on one day, with report writing the following day to ensure a maximum one‑week turnaround.
