We are seeking experienced Building Surveyors to support the Asset Management Team in delivering the Council’s capital and revenue building works programmes. You will play a key role in managing routine service and maintenance contracts, overseeing the procurement and delivery of refurbishment and maintenance projects, and coordinating contractors and stakeholders to ensure projects are completed to a high standard.
Successful candidates will have RICS membership, hold a relevant degree, and bring significant Building Surveyor experience, with a proven track record in the management and procurement of maintenance and refurbishment projects. Excellent communication and organisational skills are essential, along with the ability to work effectively with colleagues, contractors, and stakeholders.

About the role
We’re looking for an experienced Senior Estates Surveyor to help lead the day-to-day management of the Council’s non-operational land and property portfolio. You’ll act as a key source of professional valuation and estate management advice, ensuring our assets are well-managed, compliant and deliver value for money.
Key responsibilities

<li>Provide expert advice on valuation and estate management matters to internal and external customers, including Council Members.</li>

We have an exciting opportunity for a Senior Asset Surveyor to join our team. If you enjoy working with a team of professionals to manage a property portfolio and think you have what it takes to be the difference for our staff and residents, then we’d love to hear from you.
About the Role:
You will be working within a multi-disciplinary Asset Management Team that provides a broad asset management function. This is a key role in the management of the Council’s wide and varied property portfolio. You will be responsible for the acquisition, disposals and management of the Council’s leased property estate. In addition, you will provide advice and support to service departments and Members.
About the Candidate:
We’re looking for a qualified Chartered Surveyor with experience of working in multi-disciplinary team, and a good working knowledge of Landlord and Tenant Legislation. You will be autonomous and able to manage your own workload with minimum supervision.
Above all you will be looking to build on your current knowledge and skills to deliver a quality resource in the management of the Council’s property portfolio.

The job
You will be working in the Asset Management and Property Services (AMPS) team which is made up of approximately 20 people in 3 teams; Building Surveying, Facilities Management and Estates.
Our Estates team has 4 surveyors and the Estates Manager role sits within this team.
The portfolio is split into two broad areas, the Investment Portfolio and the Operational Portfolio, both of which have assets totalling approximately £100M each.
The operational assets enable us to deliver services and activities administered by the council on behalf of our residents and the investment assets (retail, offices, industrial, residential), are strategic assets held by the council on behalf of the public for either long term investment and revenue income, regeneration/strategic economic benefit, or both.
Your role will be largely focussed on all aspects of asset management within our operational portfolio, which includes some commercial property but also a number of community assets, including commons, cemeteries, open spaces, allotments and recreation grounds.
You will also have responsibility for handling cases relating to easements, rights of way, encroachments, wayleaves, granting of licences, FIO’s and dealing with day-to-day estate matters.
Our 5-year Asset Management Plan (2024-2029) will form a key part of your role.
About you
As well as having a surveying degree, being a member of RICS and showing us that you continue to develop professionally, you will have experience of,

We have an excellent opportunity available for a Building Surveyor to join our Property Management Team here at Wokingham Borough Council, on a Full-Time, Permanent basis.
As the Building Surveyor, you will manage the programme of property condition surveys and the delivery of capital building projects, ensuring building compliance with Health &amp; Safety and legislation requirements. This will include contributing to the provision of a professional Property Services technical advice service to both internal and external customers.
You will play a key role in establishing and managing the Corporate Landlord Model including internal negotiations and workings with services and maintain constructive relationships with consultants, contractors, Head Teachers and Site and Building Managers within our property portfolio.

Key responsibilities:
<ul>
<li>To manage the delivery of capital building projects on the Council's operational property portfolio, ensuring building compliance with Health &amp; Safety and legislation requirements.</li>
<li>Project manage and deliver small capital projects (up to circa £500,000 value) associated with the planned programme of works.</li>
<li>Ensure best practise is adopted by all contractors and consultants with respect to health &amp; safety legislation.</li>
<li>Update the central property management software system with programmed condition survey outcomes and planned works</li>
<li>Assist the Property Services Manager with the management of the Term Maintenance contract including checking the quality of workmanship and the associated costs are in line with the agreed contract rates.</li>
<li>Provide emergency support/advise and response to all our sites, which includes on site communications and resolution to resolve issues.</li>
</ul>
Candidate requirements:
<ul>
<li>Appropriate professional qualification (i.e. CIOB/RICS).</li>
<li>Working knowledge of Health &amp; Safety legislation.</li>
<li>BOHS – P405 Asbestos Management in Building and Fire Risk Assessment Training.</li>
<li>Working knowledge of CDM legislation and associated implementation of proposed works.</li>
