We have an exciting opportunity for a skilled Senior Building Surveyor to join our dynamic team, on a permanent, full-time basis.&nbsp;&nbsp;

A main part of your role will be focusing on the professional building surveying of the council's temporary accommodation stock. You will also oversee the day-to-day repairs, manage voids, ensure cyclical compliance and coordinate capital works and Disabled Facilities Grants (DFGs).
The Senior Building Surveyor will also be responsible for ensuring projects are effectively procured and that they meet statutory and legislative requirements, delivering value for money and adhering to our internal governance policies and procedures.&nbsp;

Our dynamic Housing Management team provides an extensive and responsive property management service to homeless clients in temporary accommodation. As part of the Welfare and Housing service, our team collaborates closely to achieve the best outcomes and deliver a comprehensive service to those who are homeless or at risk of homelessness. You will engage in varied and rewarding work every day, making a real difference in people’s lives.
<h3>Key responsibilities...</h3>






You will lead the preparation of specifications and contract conditions for tendering works. This includes coordinating with our main term contractor and service contractor for repairs and specialist projects.&nbsp;
You will inspect and assess repair requests, such as damp and mould, providing technical advice on solutions. You will also conduct property inspections to determine when components need replacement and advise regarding inclusion of works within Planned Maintenance Programmes.
You will undertake inspections relating to health and safety issues, noting any deviation from regulatory or legislative requirements or construction standards.






The Senior Building Surveyor will manage and monitor contractors and consultants, addressing any issues independently when standards are not met.
A main part of the role will also be the provision of technical approval for Disabled Facility Grant applications and oversee the associated works, including progress and final inspections.

The improvements need to be delivered to tight deadlines and to a high quality managing the appointed supply chain on-site and completed to high contract management outturns.&nbsp;SHP is seeking to recruit a Planned Works Surveyor who will lead on delivery and implementation of planned/capital works.Key Responsibilities:<ul><li>Deliver specific building capital projects and programmes from inception through to completion, ensuring delivery on time, to budget and to the defined quality.</li><li>Maintain effective client relationships and appropriate communication with all stakeholders to ensure the client brief is adhered to.</li><li>Provide advice throughout all stages of the project from initiation, brief compilation, on the appropriate procurement strategy for individual projects and undertake the procurement of both consultants and contractors.</li><li>Lead, manage and motivate internal and external project teams through supporting, challenging and guiding the external project manager, to ensure project delivery on time, within budget and to the agreed brief.</li><li>Ensure that regular progress and financial reports are provided by the external project manager and/or the project cost consultant and monitor anticipated and actual costs against the agreed budget.</li><li>To adopt the latest construction materials and techniques when appropriate to ensure value for money throughout the construction phase.</li><li>Ensure that completed projects are handed over with the necessary documentation in place and undertake post project and post occupancy reviews are carried out to ensure continuous improvement in future projects.</li></ul>About You&nbsp;Experience:<ul><li>To be successful it is essential that you have experience of managing multiple projects, contractors and both internal and external stakeholders.&nbsp;</li><li>You should have a demonstrable experience of dealing with residential-type properties, social housing or housing associations, and be able to demonstrate your experience in these areas.&nbsp;</li><li>You will also need to have experience of managing internal teams and project managers.</li><li>Working knowledge of JCT / NEC form of contracts will also be a big plus point.</li><li>Understanding of construction stages such as RIBA stage 1 etc is also something the organisation will look for in the successful candidate.</li><li>Experience of large scale complex construction projects.</li><li>Experience of acting as a client project manager for construction projects.</li></ul>Qualifications:<ol><li>RICS, CIOB, Degree or HNC or relevant qualification and/or demonstrable experience in delivering capital investment projects</li><li>Ideally experience of working in partnership or for Social Housing Provider, with experience of managing works&nbsp;</li><li>Experience of managing JCT / NEC works contracts.</li><li>Demonstrable experience in developing capital works’ specifications to be used in the procurement of works.&nbsp;&nbsp;</li><li>Good understanding and experience of leasehold charging consultation, (Section 20) requirements for qualifying works.</li><li>Experience of managing building consultants engaged to work on capital investment projects.</li><li>A good understanding of traditional and modern construction practices, best practice, and associated Regulations.</li><li>Technical expertise to understand complex issues in construction, engineering and maintenance in the delivery of projects</li><li>Comprehensive knowledge of materials, trades, construction methods and legal/statutory requirements.&nbsp;</li><li>Experience of monitoring budgets and managing contractors</li></ol>
