We’re recruiting a Contract Manager (Asbestos) to join our Asset Compliance and Building Safety team. This role plays a critical part in keeping our homes and communities safe, ensuring asbestos risks are effectively managed and all statutory obligations are met.

You’ll be responsible for overseeing asbestos surveying, removal and remediation contracts across our housing stock, working closely with contractors, internal teams and residents to deliver a safe, compliant and high‑quality service.

About the Role

As a Contract Manager (Asbestos), you’ll take ownership of asbestos compliance across a defined portfolio. You’ll provide visible leadership on asbestos management, manage contractor performance, and act as a subject matter expert for colleagues across the organisation.

Much of your role will involve working independently while collaborating closely with a team of contract managers and technical officers. You’ll balance technical decision‑making with resident needs, ensuring clear communication, sound judgement and proportionate risk management at all times.

This role is central to Peabody’s compliance obligations and supports our commitment to resident safety, regulatory excellence and continuous improvement.

What you'll do

  • Managing asbestos surveying, removal and remediation contracts, ensuring compliance with legislation and best practice
  • Ensuring full compliance with the Control of Asbestos Regulations 2012, Approved Codes of Practice and HSE guidance
  • Supporting the Duty Holder in line with Regulation 4 (Duty to Manage)
  • Monitoring contractor performance against KPIs, SLAs and contractual requirements
  • Undertaking regular audits, site inspections and contract reviews
  • Maintaining oversight of asbestos registers, management plans and data accuracy
  • Investigating incidents, near misses and non‑compliance, and escalating risks appropriately
  • Providing technical advice and guidance to internal stakeholders
  • Communicating clearly and sensitively with residents regarding asbestos works, concerns and complaints
  • Managing asbestos budgets and delivering value for money through effective contract control
  • Driving service improvements and promoting a strong health & safety culture

What you'll need

To be successful in this role, you’ll bring:

  • BOHS P405 – Management of Asbestos in Buildings (or equivalent) - essential
  • Proven experience managing asbestos in social housing or a similar residential property environment
  • Strong knowledge of asbestos legislation, including CAR 2012, HSE guidance and CDM
  • Experience managing contractors, compliance, and performance in a regulated environment
  • Confidence communicating technical risk to non‑technical audiences, including residents
  • Strong organisational and problem‑solving skills, with the ability to manage competing priorities
  • Excellent IT skills and experience using compliance or asset management systems
  • A professional, resident‑focused approach with a strong commitment to health and safety

Desirable:

  • BOHS P402 – Surveying and Sampling
  • NEBOSH General Certificate (or equivalent)
  • Membership of a relevant professional body (e.g. BOHS, IOSH)
