As an Estates Operations Coordinator, you will play a vital role in ensuring our estates are well managed, compliant, and places our residents are proud to call home. Working closely with the Estate Operations Manager, you will help deliver high-quality estate management services from boundary to flat door, ensuring communal areas are safe, attractive, and maintained to a high standard.
This is a hands-on, people-focused role where no two days are the same. You'll work collaboratively across teams, build strong contractor relationships, and drive service improvements that enhance customer satisfaction while delivering value for money.
How you'll do it
You will support the effective day-to-day running of estate operations by:
Carrying out regular and ad hoc estate inspections, monitoring standards and taking appropriate remedial action.
Delivering a first-class on-site management service, ensuring communal areas are safe, clean, and desirable.
Making recommendations to improve estate services and communal spaces.
Working collaboratively with internal teams to achieve estate management targets efficiently and economically.
Monitoring contractor performance, ensuring contracts and SLAs are fulfilled and risks are effectively managed.
Overseeing maintenance contracts for M&E equipment in line with manufacturer recommendations and compliance requirements.
Ensuring estate repairs are completed promptly, efficiently, and to a high standard, including quality checks and resident feedback.
Raising and managing work orders within budget and in line with legal and contractual requirements.
Supporting the completion of Fire Risk Assessment actions within required timescales.
Deputising for the Estate Operations Manager in aspects of the complaints process where required.
Providing accurate business and performance data to support effective decision-making.
Driving service improvement initiatives that enhance resident satisfaction and cost effectiveness.
Engaging with residents regarding estate matters, including tenancy-related issues in communal areas, and finding creative solutions to individual needs.
Attending stakeholder and internal meetings, contributing effectively and ensuring agreed actions are implemented.
Ensuring compliance with all statutory requirements, health and safety regulations, financial controls, and organisational policies.
The ideal candidate

Essential:
IOSH qualification or Affiliate/Associate membership of TPI (or willingness to work towards a relevant professional qualification, subject to legislative requirements).
Recent experience working within a team delivering large-scale estate management services.
Experience working on or within multi-tenure estates.
Strong understanding of relevant legislation and regulatory requirements, including health & safety, service charges, and leasehold management.
Experience analysing service delivery to improve customer satisfaction.
Experience supervising projects and contributing to successful service outcomes.
Experience using business intelligence systems or databases to provide accurate reporting.
Strong IT skills, including intermediate to advanced MS Office capability.
Excellent written and verbal communication skills, with confidence handling sensitive or challenging conversations.
Working knowledge of plumbing systems, fire alarm systems, facilities management, and H&S legislation.
A customer-focused, determined, dependable approach.

Salary range
- £33,012 - £36,680 per year
