About the role

This is a unique opportunity to take on a Neighbourhood Manager role at the heart of one of London’s most ambitious regeneration programmes.

Thamesmead is undergoing a 30-year transformation led by Peabody and key partners, delivering new homes, jobs, green spaces and opportunities for existing and future residents.

As part of our Place Management team, you'll play a key role in delivering a neighbourhood service that puts people, place and property at its heart. Combining excellent tenancy management with visible estate leadership, you'll help create safe, welcoming neighbourhoods where residents are proud to live.

We're looking for someone with strong tenancy management experience, or the drive to build expertise in this area. You'll take ownership of your neighbourhood, managing tenancies, maintaining accurate records and working with residents and partners to deliver high standards across homes, estates and public spaces.

You'll be the visible face of Peabody in Southmere, building trusted relationships with residents, resolving issues quickly and helping shape the day-to-day experience of residents living in Thamesmead.

This post provides a unique opportunity to help shape and define the role within Southmere, supporting the delivery of a new approach to Estate management as part of Thamesmead’s long-term transformation.

What you’ll be doing

  • Act as the face of Peabody in Thamesmead, delivering excellent customer service and visible local leadership.
  • Lead on the coordination of any defects, repairs and estate issues across new and existing developments, carrying out inspections and coordinating solutions with internal and external teams and contractors’.
  • Work closely with Concierge, Environmental Services, Development, Surveyors, Repairs Teams, Wardens and other internal and external teams/partners to resolve issues, support residents and ensure quality delivery of new homes.
  • Undertake estate and property inspections, identifying risks and driving improvements across homes, communal areas and the wider neighbourhood.
  • Manage a broad range of housing management responsibilities, including tenancy management, community safety, anti-social behaviour (ASB), subletting, decants, parking and service charge enquiries.
  • Lead resident communications, engagement activities and community events, ensuring residents feel informed, listened to and involved in shaping their neighbourhood.
  • Use data and local insight to understand resident needs and shape services and neighbourhood plans.
  • Build strong relationships with residents, partners, local authorities and internal teams to support estate management, communication and regeneration outcomes.
  • Contribute to creating sustainable, safe and vibrant neighbourhoods as part of Thamesmead’s long-term growth.
  • Enjoy being visible in your neighbourhood, identifying issues early and building strong relationships with residents, contractors and colleagues.
  • This is an office-based role. The successful candidate will be based on site for five days a week.

  • Strong tenancy management knowledge, or the enthusiasm and capability develop expertise in this area.
