Key Responsibilities
- Monitor the Housing Repairs inbox, responding to a wide range of repair-related enquiries and directing requests to the appropriate teams within the Housing Service.
- Raise and manage purchase orders using NEC Housing and Business World systems.
- Process invoices accurately within the relevant financial and housing management systems.
- Contact tenants to discuss repair issues, provide updates, arrange inspections, and ensure enquiries are resolved in a timely manner.
- Monitor communications with maintenance contractors and respond to operational queries, including access arrangements, tenant contact details, and appointment coordination.
- Provide contractors with essential property information, including asbestos survey data and other urgent documentation required to safely undertake works.
- Collate and submit disrepair information to support legal proceedings and case management.
- Raise inspections for surveyors and liaise with residents to arrange suitable appointments.
- Submit out-of-hours repair reports to contractors and ensure follow-up actions are completed.
- Handle enquiries from tenants and leaseholders received through the call centre, repairs inbox, and other communication channels.
- Support the wider Housing Service by undertaking additional administrative and operational duties as required, with training provided where necessary.
Essential Requirements
- Previous experience working within a housing, repairs, maintenance, or property-related environment.
- Excellent customer service and communication skills, with the ability to manage challenging or sensitive conversations professionally.
- Ability to build effective working relationships with residents, contractors, surveyors, and internal stakeholders.
- Strong organisational skills with the ability to prioritise a varied workload and meet deadlines.
- Experience using computerised housing management, repairs, or finance systems.
- Ability to work independently and as part of a team in a fast-paced environment.
- Flexible approach to working arrangements to ensure continuous service coverage throughout the day.
