1. PURPOSE OF JOB:

Supervises and participates in providing comprehensive site user access and security, undertake basic maintenance and routine property repair, inspect and tests alarms, and provide safe access for utility providers to ensure a secure working and learning environment.

2. MAIN RESPONSIBILITIES

Provide comprehensive safe and secure access to all site areas and undertakes inspection to facilitate education delivery, community use, specialist equipment service and repair, building maintenance, and utility or emergency services activity.

Ensure that buildings and site facilities are secured and that furniture, materials and equipment are made available, stored and are safe and in good repair prior to and on completion of use.

Undertake a range of regular routine security and site inspection and patrols to identify any potential health and safety issues, respond to any security concerns, demonstrate a physical presence on site, remove any debris, record damage and enable repairs to be reported and undertaken.

Supervise allocated site facilities staff to ensure that operational objectives, targets and deadlines are effectively achieved, integrate with site activity and disruption

Liaise with the contractors, utility companies and the emergency services to ensure all appropriate access arrangements and ensures procedures are in place for the safe and secure conduct of their activities.

Monitors, inspects, tests, operates and organises the service, repair and maintenance of site facility services e.g. heating, water, electricity, gas, telecommunications and security.

Identify, highlight and respond to areas of concern or variance and ensure the necessary intervention to achieve service objectives within approved funding.

Undertake emergency cleaning and basic maintenance to make safe, repair or maintain the fabric of the building, facilities or equipment.

Plan, order and arrange the delivery and storage of materials and equipment.

Undertake routine grounds maintenance to ensure the upkeep of garden, grassed and amenity areas, equipment and site services.

Undertake all necessary recording and reporting to ensure correct charging, compliance with service or maintenance schedules, performance is monitored and areas of concern are identified and reported.

Monitors children's and young people's general conduct and behavior throughout the school and intervene to resolve routine issues using appropriate techniques and skills to restore a safe and calm atmosphere conducive to learning and ensure the safety and wellbeing of pupils, staff and visitors.

For serious issues, where appropriated, advises children and young people of their responsibilities and the possible consequences of their actions. Engages immediate assistance from qualified colleagues and supports them to restore a safe and calm atmosphere conducive to learning and ensure the safety and wellbeing of pupils, staff and visitors.

For very serious incidents engages immediate assistance from senior colleagues or in extreme cases the emergency services to provide an appropriate response to restore a safe and calm atmosphere conducive to learning and ensure the safety and wellbeing of pupils, staff and visitors.

Maintains, operates and calibrates pool plant and boiler equipment to ensure that water quality and temperature are maintained to an agreed standard, and associated areas are clean, safe and hygienic. Ensures that the facility is maintained in a safe and secure fashion and that related services and materials are ordered, stored and disposed of in accordance with COSHH and best practice.

3. SUPERVISION/MANAGEMENT OF PEOPLE

The postholder may plan, organise, supervise and monitor up to 15 allocated site facility activity for support staff. The postholder will assist in the familiarisation of duties and site activities and protocols to other colleagues and visitors to ensure compliance and highlight possible breaches.

4. CREATIVITY AND INNOVATION

The postholder normally works within established routines and procedures but will regularly be required to exercise judgement and innovation to achieve defined service levels, respond to changed priorities or unplanned circumstances, user or contractor expectations.

5. CONTACTS AND RELATIONSHIPS

Site Management: to plan work and advice on implications for service delivery, determine operational priorities, report on performance, identify and resolve areas of concern.

Regular contact with supervised staff to identify and resolve issues that involve variation from planned activity.

Other site users: to facilitate access and community use.

Contractors, utility companies and the emergency services: to plan and facilitate access and organise routine maintenance and repair.

The post will involve regular contact with all teaching and other support staff to determine workload, timescales and how they can best support and enhance the learning environment.

Routinely interacts with pupils and students to ensure and promote safe site use.

To liaise with external users on premises related Health and Safety issues.

Suppliers in respect of provision of pool and plant related materials and chemicals and contractors related to service, maintenance and safe operation of pool plant and equipment

6. DECISIONS

Discretion - The postholder normally works within established policies protocols and practices but will be regularly required to exercise judgement from a range of known options to achieve agreed objectives.

Consequences - Consequences of decisions could have implications on normal learning service delivery

7. RESOURCES

Responsible for the security and safekeeping of all buildings, site facilities, furniture, materials, gardens, grassed and amenity areas, equipment and site services.

Good understanding of local security issues and how resources can best be deployed to respond to the issues raised.

8. WORK ENVIRONMENT

Work Demands - Work will be subject to interruption and change to respond to variations and unforeseen circumstances with the expectation of achieving planned outcomes and user expectations.

Physical Demands -Walking, bending, stretching lifting moving and handling furniture and equipment form a regular part of the job. Working in constrained areas will also be occasionally required.

Working Conditions - The majority of work is undertaken indoors with regular significant periods of external activity. The post could also involve some exposure to disagreeable conditions. The postholder will regularly be subjected to pool and plant related noise and activity and involved in storage, handling and working with a range of hazardous chemicals

Work Context - Work includes undertaking security related duties, interaction with staff, pupils, the public and the operation of plant and equipment. Work regularly involves working with the full range of specialist pool related plant, equipment and the handling and storage of a range of hazardous chemicals

9. KNOWLEDGE AND SKILLS

Good understanding of the operational practices, working methods, quality standards, work schedules and priorities related to a full range of site facilities services.

Ability to recruit, train, and supervise a range of premises related staff undertaking routine site facilities activities at an education setting.

Understanding of the relevant regulatory procedures and an awareness of the more complex issues impacting on site services.

Ability to achieve service objectives within approved funding.

Good understanding of the issues associated with Health and Safety and site security and ability to provide appropriate responses.

Basic building and grounds maintenance skills and the ability to undertake routine maintenance and repair or make safe in an emergency.

Understanding of order processing and stockholding procedures. Good communication and interpersonal skills.

Ability to work independently and as part of a team. Maintain appropriate records and prepares related reports.

Awareness of the learning activities undertaken and the ethos of the school.

Ability to use tact and demonstrate empathy and understanding with a range of site visitors, pupils and facility users.

Ability to participate and contribute to continuous improvement and development of the service and facility.

ISRM pool operator's certificate. COSHH regulations certificate

10. GENERAL
