    This position will manage the Termination & Sign-Up team comprised of three officers and reporting to the Head of Strategic Void Management. This role is not part of Resident Services, Housing Liaison Team, the job description at this current time just shares the same name as a position in that structure. This team is part of Housing Property Services and not Tenancy Services.

    The role will manage the team responsible for delivering the sign-up process of new and existing tenants to HRA properties and other accommodation where housing has an invested interest, this will also include HRA properties being used as temporary accommodation.

    Sign-Ups are key to managing and sustaining tenancies therefore this role will be expected to develop, improve and adapt the current induction process to meet the council’s needs and expectations of tenants.

    The Termination and Sign-Up Team Leader is also responsible for tenancy terminations where there is clear and obvious vacant possession and as team leader you will be expected to manage this process which will including analysing data from other areas such as benefits, gas team, CTAX and liaising with Housing Liaison Team.

    The team has also started to conduct pre-termination visits this is an old procedure which has reinstated, and the Termination and Sign-Up team Leader will have the responsibility to refreshing this process.

    Accompanied and virtual viewings are critical part of the void process, and the role will manage the scheduling of the officers carrying out in person viewing and in the case of the virtual viewings monitor and manage the relationship between LBN and the virtual viewing company.

    The termination and Sign-Up Team Leader will also be responsible for manging NEC updating and developing new process and procedures to monitor void performance, this will include leading on system development and mobile working.

    While the post will lead the team however the expectation is that the team leader will also carry out sign-ups, tenancy terminations and viewings as part of their day-to-day role.

    The post is based at Bridge Road Depot and is not a hybrid role with the post holder being to attend the office with some visiting and stakeholder meetings from time to time.

    The candidate should have management skills and ideally a background in housing understanding tenure, legislation, best practice, and the current issues relating to resident engagement.

    It would advantageous for the candidate to have knowledge of LBN’s housing stock, voids, decants and allocations procedures with some experience in resident involvement/consultation being beneficial.
