Aids and Adaptations Surveyor

<p>As Planned Maintenance Manager you will be responsible for leading the delivery of our housing planned maintenance programme. In this pivotal role, you will be shaping the future of our housing projects, ensuring that planned works are delivered on time, within budget, and to the highest standards.</p><p>Essentially you will oversee the end-to-end delivery of planned maintenance projects, from procurement and design through to completion. This is a strategic role where you will continually seek innovative ways to improve service delivery and asset management.</p><p>Your key responsibility will be to manage the provision of planned maintenance, improvements, and adaptations to the Council’s housing stock, along with:</p><p>Preparing designs, specifications, drawings, and tender documentation for planned works.<br>Overseeing contractors and monitoring their performance, ensuring compliance with Council policies, building regulations, CDM requirements, and health and safety legislation.<br>Providing proactive quality control, tenant liaison, and customer care on site.<br>Managing budgets, validating financial claims, and contributing to financial forecasting.<br>Maintaining accurate property records and digital systems to support reporting and audit.</p><p>It is essential that you have HNC/HND in Building Studies or equivalent, and/or significant relevant experience, along with having:</p><p> Detailed knowledge of Health &amp; Safety legislation, particularly CDM Regulations.<br>Proven management experience within a housing setting.<br>Significant experience in planned maintenance, procurement, and contract management.<br>Experience managing large budgets and multiple projects.<br>Strong leadership, technical, and communication skills.<br>Full UK driving licence.</p><p>In addition, it would be advantageous if you are qualified or actively pursuing CIOB or MRICS membership and have local government or housing association environment experience.</p><p>This is a critical role in which your leadership will directly improve the quality of housing services for our residents. Planned Maintenance Manager

<p>We are looking an enthusiastic qualified approved electrician to complement our existing direct services team and join our electrical services division.</p><p>The role will principally involve periodic electrical installation condition reports, refurbishments and repairs to electrical installations.</p><p>The ideal candidate will have an all-round knowledge and experience of electrical installations and the wiring regulations together with the right demeanour for working as a team and in occupied properties.
