Main Duties and responsibilities: In this vital role, you’ll be working directly with residents at risk of homelessness to identify the root causes of their housing issues and support them to find lasting solutions. You’ll create and manage personalised housing plans, tailoring your approach to meet the unique needs of each customer. Whether it's negotiating with landlords, mediating family breakdowns, or identifying benefit entitlements, you’ll be there every step of the way to support people in maintaining or securing accommodation.
You’ll carry out interviews, home visits, and outreach work in a range of settings including homes, prisons, hostels, and hospitals. Using your knowledge of housing law, welfare benefits, and tenancy rights, you’ll provide timely, accurate advice and support to help people navigate complex and often urgent situations. Where homelessness cannot be prevented, you’ll be responsible for making statutory decisions in line with Part VII of the Housing Act 1996, managing casework to ensure compliance with legislation and best practice.
Collaboration is key in this role. You’ll work closely with internal departments, health services, social care, and local charities to safeguard vulnerable individuals and secure positive outcomes. You’ll also contribute to service development, support new team members, and play a key role in driving continuous improvement within our homelessness prevention service.
About you: We are looking for an enthusiastic and self-motivated person with excellent communication skills and experience in problem solving and partnership working, with the ability to work with local residents to ensure their community feels safe. You will need to be able to complete case records, collate evidence and write witness statements, all underpinned with excellent organisational &amp; IT skills and the ability to manage your own workload.

You will&nbsp;support the Regulatory Compliance Manager in the success of Fire Compliance creating excellent partnerships, lead the fire compliance strategy and provide professional technical support expertise in fire safety.
- We need an enthusiastic, driven individual to manage the Fire Compliance in line with current regulations and council policy, &nbsp;delivering &nbsp;responsive, cyclical, and planned maintenance.
- Ensure that all homes and common areas meet required regulatory standards and internal policies adhered to, ensuring the safety of our tenants and members of the public, through the planning control and delivery of periodic testing, servicing, maintenance, and upgrade programmes of work
- You will be responsible for all aspects of contract management and administration including day to day oversight of work in progress, managing the relevant compliance contracts appropriately, meeting regularly with contractors to ensure they complete works to a high quality and deliver a cost-effective service, on time, including full budgetary oversight.
- Line Manage the Compliance Officer (Fire) &nbsp;to oversee contract administration or work orders for cyclical inspections and remedial or upgrade works. Supporting them to lead on the FRA’s,&nbsp; Fire Door Inspections and communal fire safety works, and complete actions as required.
- Identify and document both current and potential strategic and operational fire risks, review fire strategies, policies and processes to reduce, or eliminate risks and contribute to the service development plan providing innovative solutions to continually improve our services
- Plan and manage project works that arise from Fire Risk Assessments including fire door replacements programmes and compartmental projects both in Senior Living Scheme, communal areas and general housing stock.

The post holder will be required to work collaboratively with the Housing Solutions Officers, Temporary Accommodation Service, and the Allocations Service to ensure a high-quality customer focused, service is offered to all customers.
You will have recent experience of working in a homeless prevention or housing advice/options role with a local authority, Registered Social Landlord, homeless charity or similar. Above all you will be self-motivated and able to work with minimal supervision, possess excellent communication skills and have the enthusiasm to help others overcome their problems.

You will be based at one of our area housing offices working as part of a repairs support team supporting the Assistant Customer Repair Managers. You will be part of a team that manage repairs demand, raise repairs, arrange servicing, coordinate surveying appointments and undertake customer satisfaction surveys. We maintain a varied housing stock including a diverse range of corporate, operational, commercial and community assets. You will coach and mentor customer repairs officers to use our databases accurately, ensuring they are following our value steps, gathering clean clear information, asking effective questions ensuring that the right resource is allocated to undertake the repair at the right time that is convenient with the customer. You will also be required to support the team in busy periods by answering the calls and liaising with our service providers. You will assist in managing complex administration tasks such as demands raised through the shared inbox, by liaising with residents and varied building users in a timely manner ensuring that repairs raised are our responsibility. You will manage other administration tasks such a raising works orders and issuing tenders to contractors. Skills: Your application needs to demonstrate that you: 1.	Have experience of working in a call centre or challenging front line service 2.	Have knowledge of being part of a repairs service, receiving demand and raising repairs together with the ability to advise others. 3. Residents in Sheltered Housing have a range of physical and mental health needs which means that they need our support to maintain their independence. You will work to achieve this as per the Sheltered Housing purpose. You will be working as a Cat 1 Scheme Manager providing advice and support to residents living in Cat 1 Sheltered Housing schemes in either the Portsea or Somerstown area. You will be based in this area and will have an office directly linked to the location or close by. You will also work closely with other Scheme Managers and will be paired with a buddy to ensure continuity of service in your absence. You will be expected to provide cover for your buddy's residents when they are not at work. Part of your role will mean meeting and greeting new residents, introducing them to the Cat 1 Sheltered Housing Service and making them aware of the service they can expect to receive. You will also act on any actions arising from ongoing issues in your regular contact with them. You will act as an advocate for residents when working with other agencies and you will be acting as a link to social services and mental health services. You will be responsible for ensuring the completion and updating of needs, risk and support plans and ensuring that identified follow up actions are taken. This may include offering advice and signposting to the correct agencies to help with financial issues including payment of rent and bills, arranging for support with daily chores and shopping and helping residents arrange repairs, where relevant You will also respond to incidents &amp; problems relating to the residents, to accurately record information and incident reports and liaise with members of the residents' families. Where appropriate you will have the responsibility for raising Safeguarding alerts. In addition, as the scheme manager you will also encourage social activities in the scheme. You will be expected to be able to use Microsoft 365 as a key part of the role is accessing and updating online resident records on a regular basis. As a scheme manager you will have overall responsibility for the security and safety in relation to the welfare of residents. You will also be responsible for carrying out pull cord checks in resident's homes to ensure that all equipment is in working order. You will form part of the Sheltered Housing Team. However, as a Cat 1 Scheme Manager you will spend a lot of your time as a lone worker in the scheme you are based. You will need to be confident in making on the spot decisions and following these through. You will also need to be flexible as you may be required to cover other schemes at short notice in the event of an emergency. Skills: 1.	Experience of working directly (face to face) with people. 2.	Have an understanding of the impact of physical and mental health issues experienced by older persons. 3.	Be a good listener with a calm manner, with the ability to converse at ease with customers and provide advice in accurate spoken English. 4.	Have the confidence to advocate for residents when needed and to work proactively with other professionals to achieve positive outcomes for residents. 5.	Have an awareness of the importance of confidentiality when working with residents, in particular regards to GDPR requirements. 6.	Be a strong team player and willing to support those in your team when they are facing challenges. 7.	Have an understanding of the need for you to maintain appropriate professional boundaries with residents that you are supporting. 8.	Have an understanding of the role of Social Services, Health Services and voluntary agencies in the provision of services to people and be able to work with them with the purpose of achieving the best outcome for service users. 9.	Have good written skills as you will need to be able to write concise notes in residents files, respond to complaints and compile reports, for example in relation to Safeguarding matters. 10.	The ability to prioritise workloads and self-manage your time effectively to meet the different needs of each resident. 11.	Have basic IT skills, including the use of Microsoft Outlook and Word/Excel and be able to use in house databases as required. 12.	Hold a full UK Driving License and have access to a vehicle during working hours.
