Principal Disposals Surveyor

Principal Disposals Surveyor

Surveyors
£53,460 - £56,805 per year

About the role

If you are an ambitious Chartered Surveyor looking for your next challenge, we'd love to hear from you.

We have an exciting opportunity for an experienced and motivated Principal Disposals Surveyor to join our Estates Team within the Place Directorate. This is a key role responsible for delivering capital receipts through the disposal of surplus land and property while providing expert asset management and surveying advice across the Council's corporate property portfolio.

This is an excellent opportunity to join a supportive and professional team delivering high-profile property projects that help shape communities and support the Council's priorities.

This is an opportunity to play a leading role in delivering significant property projects that support local communities and Council priorities. You'll be part of an experienced Estates Team, working on high-profile and varied projects with the autonomy to make a real impact.

The Council offers flexible working arrangements with a blend of office and home working, ongoing professional development, and opportunities to progress your career within the Place Directorate.

What will you be doing?

As Principal Disposals Surveyor, you will lead on a diverse and challenging caseload involving the disposal, acquisition and management of land and property assets. Your work will directly contribute to funding the Council's capital programme and ensuring the best use of the corporate estate.

Key responsibilities will include:

  • Leading complex negotiations for the disposal of land and property, including larger mixed-use and residential development schemes.
  • Delivering capital receipts and providing recommendations on disposal strategies and terms.
  • Managing higher-value asset management cases, including rent reviews, lease renewals and landlord and tenant matters.
  • Acquiring land and property to support future service needs and corporate objectives.
  • Negotiating leasehold acquisitions and disposals, licences, easements and wayleaves.
  • Providing expert property advice and recommendations to Council services and senior stakeholders.
  • Preparing reports for senior management, committees and decision-makers.
  • Working with developers, agents, solicitors and external consultants to achieve successful outcomes.
  • Supporting the Council's asset valuation programme and wider estate review activities.
  • Identifying opportunities to maximise value from the estate while supporting wider corporate priorities, including the Council's Carbon Neutral 2050 ambitions.

No two days are the same, and the role offers a varied workload, including enquiries from Council services, strategic acquisitions and disposals, and major development opportunities.

About you

You will be a Chartered Surveyor with significant experience in land and property disposals, acquisitions and asset management, including larger housing and mixed-use development schemes. You'll be confident managing complex negotiations, building strong relationships with developers, agents, solicitors and stakeholders, and providing expert property advice across a diverse range of projects.

We're looking for someone who enjoys variety and can manage a broad portfolio of casework, from the disposal of strategic development sites and mixed-use schemes to the acquisition of land and property for service needs, landlord and tenant matters, and responding to enquiries from Council services.

You'll be an excellent communicator with strong negotiation and influencing skills, capable of producing clear reports and presenting recommendations to senior leaders and committees. You will be able to work independently, manage competing priorities and deliver results within challenging timescales, while also contributing positively to a collaborative and supportive team environment.
